Monetary Evaluation of Noise Load
By the monetary evaluation in CadnaA the increase of value of real estate caused by noise reduction measures is calculated from the decrease of the rents per dB and m2 of living areas (method published by BUWAL, Switzerland). This enables the improvement by noise reduction measures to be expressed, even for complex scenarios, in terms of money and so to rank possible alternatives.
Features
- Evaluation of areas of designated land use
(based on floor/ground ratio, rental rate/m2/a, rental loss) - Evaluation of buildings in residential areas (expressed as single values or per area)
- Evaluation of buildings displayed on a grid map as a moving average
Object-Scan result for all buildings in an area of designated land use. The resulting single values for day/night express the abatement of rent due to noise in amount of currency.
Object-Scan result displayed on a grid as moving average for a scanning window of 50 by 50 m. The caption of the grid shows the result in currency per square kilometre.
In the blue and red colored areas the highest decreases of rent value occurs. Additional noise mitigation measures would be worthwhile here soonest. In the yellow and green areas the decrease of rent value is comparatively small and so is the valorization by further mitigation measures.
